Bad Blogger - go lay by your dish...
...of course, after wandering for 60+ days and nights in the non-blogging wilderness,
the Prodigal Real Estate Marketing Guy returns.
What did he learn as he wandered far from blogging?
-Inman TV can actually get over a thousand people to view an online video - gee, how come that many can't seem to find their way to an on line video tour of the average listing? (See blog below: "A Short Course In Internet RE Video.")
-Teresa Boardman looks practically Presidential on the Inman tube!
-The Printed Word Has Power : Why else would Rupert Murdoch spend that kind of money - oh wait, the whole web asset cross-partnership-thing might be skewing reality here...
-That bankruptcies and foreclosures are just the market's way of saying to the Fed, "We really like our funds quick-fried to a crunch, and not delicately baked like a derivative..."
...and when the market turns down, you have to look up. There has never been a better time to shake out all of what you are doing for your marketing plan and look at it inside out, unseemly stains and all.
Get on line, Get blogging, Get your Niche carved out and get ready for the tide to rise.
This is like surfing - you have to paddle out and wait for the wave you want to ride.
No one is going to give you a push.

Mhaaaaa..the mAgicK BuS!..and a thank you across the bow.
...Real work has been interfering with my blogging, but not my desire to blog. I apologize again to all my readers and 5-second looky-loos (according to Google analytics) for my absence, the topics that never were covered or properly expanded on and the generally lame attempts at being a bad real estate blog.
Meanwhile, back at the blog:
...I would love to be on the Sellsius bus, so to speak - the requisition has been made through the proper channels and a response is forthcoming in the next 24-36 hours.
...of course, if Teresa Boardman, Pat Kitano, JimmyZ, ZIllow, niknik, Joel Burlsem, REBlogGirl, JeffX, MaureenFrancis and Inmannews would offer me $300 dollars not to place my face on the bus..., well?????
By the way:...Joel has been a busy man lately pushing web RE video. He looked really Gen-Neutral during his Inman interview. His is a worthy cause for those selling digital video equipment - but likely not a great marketing solution for most single listings for Realtors.
Here is why:
Video Tours Lack Traffic and Aggregation: If you Alexa the companies that are doing RE video and stack them up, the traffic pile is not as deep as you-know-who-E-O. Video works great for building affinity for a community, a charismatic Real Estate agent/team or for showcase properties where the money is there to support video production values.
Video Tours are Tooooo Linear: They drag you though a property like a bull with a ring through its nose. Plus you usually have to look at some broker or agent hind quarters, making you feel like a sled dog.
Video Tours Lack Production Values: As a photographic mentor once told me, you cannot make chicken salad out of chicken guano. Find me ten RE video tours - done by agents or brokers at any site anywhere on the web that have any production values at all and I will eat this blog. The vast majority of RE video tours are so poorly executed with lousy lighting, fuzzy focus, shaky shooting, poor panning and awful audio it really isn't any wonder why this hot new trend is flailing to sizzle-yes, flailing.

...but Real Life is Really Crazier...
...as we have all seen in past couple of weeks. For those of you who were looking for this blog - I hope you were able to get by without it for a while...but I am back, and not reluctantly.
All our lives lead us to those places where you see the sign even if it isn't posted:
You Are Here.
Not too many places where the past, present and future-uncertain as it is - all come together: Finding yourself in a hospital room, watching a loved one quietly leave this restless and radiant planet. Goodbye, Auntie Treva. We miss you.
Moving water, wind, sun and seeds working against the earth: day by day, hour by hour so slowly we are again amazed by the obvious result. Glowing hues of red, yellow, and blue slashed with green. Spring-finally.
Watching numbly as the same colors flow across the screen: young, bright,growing, promising, running, then falling, then not rising.
...and finally, a small safe place-a bench, a promise to listen and a hug. The picture was inside the paper, but should have been out front: a young woman near a bench and another sign: I will listen. Free hugs. She was hugging a cop.
Embracing where we are makes all the difference.

Brand Recognition, "Honey, I'm home," and other musings from the road...

...of course, nothing is scarier to a real estate-consulting-marketing-guy like me than a room not full of Realtors.
But that wasn't the case Thursday as we stopped in the Wisconsin Dells at the Kalahari Resort, waterpark and convention center. (Us and the 45+ RE/MAX Realtors were the only people wearing long pants at this venue, I think.)
The folks in this central-northwestern part of the state have some awesome lakefront and vacation properties to sell, and RE/MAX is all over it to help them find the right buyer.
In fact, the RE/MAX name is so recognized, as I was standing in the hallway checking voice mails, a gentleman stopped by the table full of RE/MAX literature and started talking to me about the 300+ acres he had in the area and further north and he wanted to sell some land, develop some land, etc.-and was I a RE/MAX agent and could I help him?
I ducked into the conference room and tapped Peter on the shoulder:

Needless to say Ann and the rest of the that RE/MAX agency will be working with that man on al of his real estate needs.
This little story points out: MARKETING and BRANDING equals ACHIEVEMENT. ...'nuff said.

Cold Pizza, Bad Weather,Warm Hugs and Hot Ideas....Day 3
...waking up early in Waukesha is pretty easy if you have an alarm on your cell phone, a wake up call and an alarm clock all synched to go off at once. Ten minutes apart, and it's cold pepperoni pizza washed down a warm raspberry Dasani for breakfast instead of a yummy malted waffle. 
(Mother Nature knows how to brrrrrrrr-ing it on...)

...but by 8:35, we had nearly a full house of 45+ Badger State Realtors, and the mood was celebratory, partly because all had arrived safely despite the spring blizzard, and Realtors are generally a pretty social bunch of pastry and coffee-seekers who find their friends pretty easily in a crowd:
As we got down to business, I got some major help from Gary Gerhardt :
...from RE/MAX 100 who could explain - in detail - exactly what an enhanced membership to Realtor dot-com means and how it is handled. I had an IDEA, but Gary had the right answer. It was so detailed I can't even remember it, really-but the nodding heads of all the Realtors in the room reassured me I could still learn and talk at the same time - as long as I remember I have two ears and one mouth for a reason.
And Jean Henning really grilled me hard about why I was blogging and what good is it:
...and why does it matter and should she pay for it or could she do it for free - I just wanted to ask her how she manages 72 listings at once. I expect to see her blogging soon over at activerain....then the RE/MAX crew escaped Waukesha and made it to Wisconsin Dells:

Komen foundation - technology with a heart:

Michele pointed out cheezehedz, especially ReMax cheezehed Realtors, ain't no slouches in giving it up to make living easier for those who need help - of course, we beat ReMax in MN. But hey, the North Central ReMax Team is 5th in the nation - and of course, there are bigger states with more Realtors in them.
Jill Kelsey backed her up by saying how ReMax has an extremely positive image with the public because of relationships like this and advised the regional Realtors to call her and ask for advice on how to smile nice so newspaper editors will write nice stuff about you:
Here we see Jill with a great smile and several name tags she authored. Actually, Jill nailed it with the advice that if it isn't timely or does not involve a 40-foot red-white-and -blue balloon, you should call her for some tips.
Mary LaPanta covered LeadStreet, and uttered the wisest words of the day:

..and Remax sales leader from Minnesota Mark Bartikoski covered a 10-point marketing program-mostly in the dark so we could see his cool animations on his Powerpoint. He talks with Kevin Dieck, below, during a break. Note the GRANDE cafe':

Mark had 10 great points, covering everything from using direct mail, stealth websites, how to show up at open houses even when you are deathly ill and using technologies like RedX to capture expired listings and Obeo for an online marketing program to be able to just say NO to lowering commissions and working harder but crazier.
Well, what do Realtors like more than donuts and comfy chairs-besides commission checks?

Here we see the Remax throng pushing past the registration table one last time to fill their bling bags and hit the bricks running.
...the ReMax crew hit the road, too, heading south on Wisconsin HWY 41 and now we are holed up in Waukesha, waiting for a blizzard that we hope won't hold us up as we head for the Wisconsin Dells tomorrow afternoon.

Zill-OW-OW-0W!...and: road blogging, road construction and flooding.

Reliability and liability - this is why Realtors have E&O coverage.
This is also why Zillow goes out of their way to wrangle their content on the World Wild Web - to shed the liability back onto the parties doing business. And to have Realtors work harder, of course - at being local experts and working with their sellers and buyers -which isn’t a bad thing at all.
Remember, Zillow was founded to flatten the market, generate ad revenue, make aggregation easy by having volunteers give up their information for whatever motivation and - just like Expedia - raise the question of why somebody is getting paid "all that money" to do something you think you can do yourself.

...and a great way to get a finger on the pulse of what is going on out there, RE-wise.

This discussion of the Foreign Born Opportunity-the demand in the U.S. for immigrant housing is something ALL Realtors should have on their READ-IT-NOW list. I've been yammering about this global trend to anyone who didn't openly laugh at me for months.-MORE on this later!

Inman proud owner of new Weenie!
The roller grill of blogging keeps on turning - Free Speech Crusader and Realtor Teresa Boardman announced Sunday-sometime between my second cup of coffee and lunch-that she has accepted an offer from Inman News for the Real Estate Weenie - with condiments.
Not surprisingly,the list of those who got off their buns to make an offer were top or wanna-be-near-top dogs in the bloggosphere: Larry Cragun, Rudy Bachraty of Sellsius, Pat Kitano at www.transparentre.com and an unnamed real estate marketing consultant from Obeo - me. The Weenie is priceless, but my Mastercard is played out.
April Fool or not: after the last ten or twelve days in the bloggosphere, let's not forget death threats and thugblogging silenced two voices, one maybe for good - Kathy Sierra -
and one when the blogthugs ganged up on her- Boardman.
Make no mistake - both of these situations, while each different in outcome, put a face on free speech. Being a 1st Amendment absolutist myself, note that free speech is a human endeavor judged by the content and the decorum of the debate. Those elements are essential and there is not much give in either of these conversations, and way too much taking. Blogging can and should be humorous, informative and not harmful to living things.
(As of the posting of this blog, no news on plans for the Weenie at Inman or how much they will charge for a Weenie.)
Inman News, another very human endeavor, is now the proud owner of a legacy, whether it notices this or not. Inman's position on the roller grill is between megacontent and metablogging: it definitely is news to blog about and Inman is a definitive resource for bloggers.
The opportunity: for Inman to use its Weenie for good - and point it proudly at all that is bad in the real estate blogging universe.
Someone has to do it - right?

Free Speech for Realtors! - and other great ideas...
...after the last week, anyone who would not agree probably is crazy:
-Death Threats - Enough said. Kathy Sierra is a true victim of hate - as many others are on the world wild web. No one should live by fear. How do we and our colleagues stay safe?
-Blog Floggers - Another example of free-speech bloggers trying to speak and getting beaten down - by other free-speech bloggers. Teresa Boardmans' slightly delayed crusade to search out real estate weenies - people handing out bad real estate advice is not an example of debate, but an example of how speech can debilitate a great idea.
On the lighter, but still free speech side:
-Zillow talk is actually pillow talk - is it good for you too ? Watch out, it could lead to "Zlatulence", says Jessica Wynn Horton over at WannaNetwork - a damn funny rant on Zillow.
-Really Free Speech: or is it? A Clarification for Merrick at PR Leap on the previous post: PR Leap announces that www.athand24.com has free everything for free everybody-Realtors and private owners. Not a bad idea, but is this a free weenie lunch?
-Money finally talks - Ho Chi Minh City: The real estate fever spilled over from China : "HCM City is witnessing the most dramatic land price increase so far. Within one month, land prices in several areas have increased by 30-50%. " VietnamNet Bridge report-Got global?
-Mortgage Crazy : aside from the sub-prime market throwing stones and knives at us from the heavens, as Inman reports, we have something that appears slightly crazy since so many mortgage companies are closing : a mortgage search engine developed by the XBroker . WIll there be any mortgages left to look for when http://www.realespace.com/ is open?

Please throw up in the Blogvertisement...
The last time we left our fearless blogger, he noticed there were minor rumbles in the bloggosphere between Inman News, WannaNetwork, and Mary McKnight .
Seems there is still a difference of opinion as to what is relevant blogging and what is not. Ms. McKnight replied to me and said Alexa told her traffic was flattening at ActiveRain and WannaNetwork. (Small-er) numbers do tell a story-which one does this point to? Maybe Inman, WannaNetwork and McKnight should all walk a mile-together-in each others' bloggin' shoes: Inman likes to report on the edge, McKnight really knows her stuff about blogging and WannaNetwork has the audience captive. It will be neat to see what happens here - sometimes any action is better that no action.
Anyway, Real Estate Tomato over at ActiveRain must have felt those rumbles (...okay, I got some emails, posts and a reply or two at MyBlogLog yesterday,-thanks, Sellsius!) because the Pomodoro saw it coming, too - the change in blogging, you know, the paradigm shift?
The one where expectation overtakes content?
Yup, Coldwell Banker must have seen it coming, too: Coldwell Banker Just Threw Up All Over the Real Estate Bloggosphere.
Yuck - did they get any on you? And when did all this nausea start? Are we all gonna get sick?
Is there gonna be enough cybervaccine to go around at 2nd Life ?
It's a pretty basic discussion: big real estate company tries to meet Web 2.0 expectations and gets slammed for having a canned product.
So if this is supposedly THE Big Year of Real Estate Blogging, where have all the Betas gone?
Doesn't anyone get to make a fumbling start and improve? Can I get a bucket, or a witness?
The nausea comes: just because you may have been at it longer, and have been working harder, and might be better at blogging than ALL the Realtors at Coldwell Banker -where is the love here? Okay, it can be said that these people may need some guidance and some coaching - or maybe, just maybe, Coldwell Banker is going to let them do whatever they want with these new consumer-facing blogs : post listings, send out CWB real estate tips or (shudder) blog about their dog.
Geez, if enough people do this - it just might become acceptable - and maybe under a different name, like blogvertisement.- (Thanks to Alex J. Stenback at his site behindthemortgage.com - he may have invented this term.)
I feel a sniffle coming on. I gotta go.

How does your blogging grow?
Disclosure: I am a member of the WannaNetwork Forum.
Inman News' recent three-part series on social media is sparking questions about what is advertising, the value of content-and who decides.
The rub comes in the second part of the series. Author(s) Jessica Swesey and Glenn Roberts Jr. mention all the usual big players: ActiveRain, Google, YouTube, RSS Pieces, Groundswell, Robin McKnight-and the not-so-big WannaNetwork, created by Tony Sena, a Las Vegas Realtor.
McKnight comments ActiveRain is getting bloggers noticed because of the relevant content on the site. By comparison, she said the agents using WannaNetwork "...were using it to advertise and Google never trusted it because of the quality of the content just isn't there."
Whoa - them could be fighting words. But here, the weary-fingered blogging expert McKnight appears right -relevancy and timeliness of content can push a blog up in a search engine. Content is still king. Credibility still is a keystone in what I call the "information is more important than influence" game.
But what if something different is going on at WannaNetwork - granted the blogging tools are a bit limited, but the forums are lively and anyone who looks there will see business is being done.
Hmm. Making money without SEO or blog content. Happened before the web, why not now in the web? This alone will probably not put Google out of business, but it does highlight the constantly changing realities of new emerging markets and web-resident consumers.
Roberts points out in the final Inman piece today that Web 2.0 and the way it works "...can lead some of these web sites and tools to jump from oblivion to immense popularity while others dim to virtual obscurity in viral fashion..."-Newer ways of doing new business may not be immediately obvious to those watching, reporting or blogging about it. And not getting the right information out could put a damper on a pretty good new thing – whatever it is at the moment.
Inman is giving a broad view of what is happening right now. Wright has a presence at WannaNetwork and has some great blogging tips posted there in the forums. Sena is developing a networking community. And Google is getting bigger, of course. Blogging? Perseus.com reports after randomly surveying eight leading blog sites: “...1.09 million blogs were one-day wonders, with no postings on subsequent days.”
Maybe information can be kind of like the Emperor laughing because he knows he has no clothes on.

Oh, yes - really crazy...
You own a home. You have an opportunity. Wow. A BETTER job! You have to move-gee, someone just has to come up with, oh, say, between 180k to oh, 1M+ so you can move, and they can move, too - depending on where you live and what your equity situation is. And how much the kids cry. People with more money than that can pay someone else to move there for them.
And what your spouse expects to move into, of course...
Oh yeah - don't forget leaving your house on sudden notice in your Sunday best sweatpants so strangers can troop through it and judge you on your home hygienics, and whether or not they like the neighbors; and the neighbors kids and three or four large dogs, or the fact that you are NOT a vegetarian.
And this can go on for one, two or three months? Longer? Or until your spouse finds a job halfway across the country, too? Why does anybody even move out of their recliner, let alone a place where their kids, pets and in-laws can eat over the sink if they feel like it?

(Bear, our canine companion, and a tasty treat.)
A while back, and likely it still is the case, in Japan a small rambler-type home was a million dollars. Who is ever going to pay that mortgage off? Only love can bear a burden like that - maybe these homes will remain in families for generations.
Even in our 100+ year old pile of bricks and boards near the Rock River in the Midwest, it could happen - not flooding -we are WAY out of the flood plain - I mean moving. But only if I get to retire when we get to our new place.
But I suspect this home will (lovingly) fund a reverse mortgage for my spouse, Theresa.
When they finally come to move me-in my recliner-to a place where she doesn't have to listen to me snore so much, or watch me eat over the sink.
